We offer a comprehensive and client focused architectural service, covering all aspects of the design and build process from the planning-led process, conceptual design and completion, considering budget and time frames.
We carry out an initial project meeting with prospective clients to discuss requirements and the general brief which is normally free of charge. A fee proposal is then provided for agreement by the client. Once appointed we clarify the brief in more detail to meet the client’s requirements and expectations.

In order to ensure that a project proceeds smoothly appropriate consultants may need to be appointed. Typically, it is advisable to appoint a Quantity Surveyor shortly after the designer, and we believe that having a competent independent cost advisor on board in which the client trusts is crucial to the success of the project. A Structural Engineer may also be required at the early stages of the design process and we can offer advice on these at the appropriate time.

If instructed as the Principal Designer for the purpose of the new CDM 2015 regulations, we can prepare the Health and Safety file and the Pre-Construction pack to be taken over by the chosen contractor at the appropriate time or continue fulfilling the CDM duties required throughout the life of the project, where our services are retained.
Although many clients wish to manage the project themselves, we advocate that projects are tendered. We encourage clients to only use contractors who can demonstrate the highest level of quality, familiarity with the type of project and who have exemplary references. There are many situations in which a traditional competitive tender might not be the most appropriate method of procurement. We will advise on the alternatives.
We can offer advice on the most suitable form of contract for the project and administer the contract between the client and the contractor. We will attend regular site visits and verify how much the contractor should be paid each month, and ensure they are carrying out the project as it has been designed.
When building a new property, undertaking substantial renovation work, or a change of use such as a barn conversion, lenders will generally only lend on a newly built (or newly converted) property where there is a warranty scheme in place (for example NHBC warranty) or a Professional Consultants Certificate (PCC).
The PCC is for use by professional consultants when designing and/or monitoring the construction of or conversion of residential buildings. This service is in accordance with the Council of Mortgage Lenders (CML) which represents around 98% of the UK residential mortgage industry and indemnified with a 6 year Professional Consultants Certificate through Laurence Associates.
The purpose of the PCC is to confirm to the lender (or its conveyancer) that a professional consultant:
Laurence Associates will work closely with the contractor on site ensuring the Building Regulations have been met and undertake where appropriate a visual inspection of the works. Laurence Associates will assess each project on its merit and normally carry out additional site inspections to those of Building Control before issuing certification.
